Financing, Permits, and Systems Integration

This unit teaches students how to integrate project financing, permitting, insurance, site evaluation, building systems, and finish selections into a coherent construction plan for a custom home. Students will learn to sequence decisions, manage risk and disputes, and produce documentation (schedules, checklists, and a ‘golden thread’ narrative) that prepares the project for successful construction and closeout.

Learning Objectives

• Analyze and compare at least three permanent financing scenarios—calculating loan amounts, cash requirements, fees, and draw reimbursement schedules—and recommend the best option for a sample custom-home project.
• Apply permitting, insurance, and owner‑builder procedures by preparing a timeline and checklist identifying required permits, inspections, agency contacts, and insurance items for a given lot, including teardown-specific requirements.
• Evaluate a specific lot and proposed building systems (framing approach, sheathing/flashings/insulation, MEP/technology) to recommend a system-based solution that balances cost, performance, and aesthetic objectives.
• Demonstrate integration of program, finishes, landscaping, and risk mitigation by producing a ‘golden thread’ narrative and a staged decision schedule that identifies which financial, technical, and aesthetic decisions can be deferred and which must be made early.
