Site, Financing, and Early Construction

This unit transitions students from pre‑design decisions into financing, site preparation, and the initial stages of construction. Students learn to secure and manage construction lending, evaluate and select lots and house placement, coordinate utilities and sitework, and sequence foundation, framing, and rough‑in activities while working with contractors and the bank’s budget/voucher systems.

Learning Objectives

• Analyze construction lending requirements and loan documentation to prepare a compliant construction financing package and bank draw schedule
• Apply lot‑selection and siting criteria to produce a site plan that integrates house placement, utility connections, hardscaping, and foundation considerations
• Demonstrate the ability to sequence and document early construction phases by developing a phased construction schedule and corresponding cash‑flow/voucher plan for foundation, framing, and rough systems
• Evaluate contractor qualifications, bids, and team roles and prepare required preliminary submittals and approvals for moving from planning into active construction
